How You Can Sell (or Buy) Before Year End

Many people know that spring is a peak season for buying or selling a home. But did you know when the second peak season is?

Autumn is a runner up to spring as the peak season when it comes to buying and selling Myrtle Beach real estate. It’s an attractive time to put your home on the real estate market and buyers are anxious to purchase before winter.

The majority of potential buyers to this area during the autumn months are retirees, singles and others without children. Home sales at this time of the year seem to be processed faster. Most likely because everyone wants to close before the holiday season arrives and the year ends.

1. Clean Sells, Dirty Doesn’t
Because it takes dirty homes longer to sell we recommend taking steps to make your house look better than it ever has. If you don’t have the tools to power wash your home, walkways, decks, windows and gutters, we recommend hiring a company to come in and do that before listing your home.

2. Eliminate the Clutter
Clear up all the leaves and other debris that can blow in with the wind at this time of year. Mow and edge both your front and rear lawns so they look neat. If you’d rather, hire a landscaping company to come in once and do it for you. Be sure your entryway and the house and garage is free from random knick-knacks, bicycles and toys that can make your home appear cluttered.

3. Autumn Curb Appeal
If your home’s exterior looks drab, consider painting it a warm color, planting Autumn flowers, or placing pumpkins strategically along your walkup to accent your home with color. Do this before you list! Potential buyers will make a quick judgment as soon as they lay eyes on your home. Keep fall decorations to a tasteful minimum. Compost any rotting pumpkins or dead mums. Make sure the paths and entryways are well lit for nighttime showings.

4. Warm and Cozy Appeals
Warm up your home with a fresh coat of paint and set the thermostat at a comfortable temperature. Turn the porch lights on as the days get shorter to present a welcoming presence.

During the daytime, open blinds and curtains so plenty of light illuminates the home's inside. Buy new throw pillows in a color like red, orange or golden yellow to breathe new life into a drab sofa.

Well-chosen embellishments can give potential buyers the impression you've paid attention to the smaller details of the home. Remember, there's nothing wrong with trying to temp buyers with the comforting aroma of a just-baked apple pie or banana bread to leave a lasting impression. To take it over the top, set some out on the table with plates, forks and napkins. Add a little sign that says “Welcome! Help yourselves!”.
