Preparing Your Home to Place on the Market in the Myrtle Beach Area

5 Tips for Preparing Your Home to Place on the Market

We understand that preparing your home to place on the market can be difficult. So, we compiled a small list that can help you get your home ready for the market in the Myrtle Beach area. We at Sloan Realty can help you with putting your home up on the market and getting the best value for your home. Let’s look below at a few steps and things you can do to help get your home ready to sell.

Closet Space

When it comes to selling your home, storage is something that every home buyer is looking for. If they are coming from a small home or even an apartment, their storage space for closets have been limited. So here is a little tip for you, take half of the stuff out of your closets then neatly organize them. The buyers will snoop to see the closet space, so keep all your closets and cabinets clean and tidy.

Kitchen is the Heart of the Home

5 Tips for Preparing Your Home to Place on the Market

Did you know that the kitchen is the heart of the home? It’s where you as a family may have gathered to spend time together and it’s the kitchen that many home buyers are looking at. They are looking for a kitchen that feels like it was made just for them. If your cabinets are old or look outdated, then update them or change them a bit. You can do this without having to spend a ton of money to freshen it up. If you have a little extra money, buy one fancy stainless steel appliance for your kitchen. Reason being is when people see one high-end appliance, they think that the rest are expensive, and it updates the kitchen. Also, give the walls a new neutral color so that the new homeowners can envision their own style.

Take the Home out of your House

One of the most important things to remember when selling your home is to depersonalize it. Take the more personal things out of the house or pack them away before staging your home. This helps because it not only keeps things private for you, but also allows the potential buyers to imagine themselves living there. Staging is everything and you want to make sure that your furniture is arranged to showcase the floor plan the best. Make your home be the home that everyone wants!

Always Be Ready to Show

We understand that life can become busy and hard to want to keep clean. When you have your home on the market you have to always be ready for a potential homebuyer to come see the home. You have to have your home in tip-top shape and that means not leaving dirty dishes in the sink and keeping the dishwasher cleaned out. Also, it means making sure that your bathrooms are clean and there are no dust bunnies in the corners of your living room. It may seem like it could be an inconvenience but keeping your home clean will help it sell.

First Impression is the Only Impression

5 Tips for Preparing Your Home to Place on the Market

As potential homebuyers come in and see your home, the first impression is the only impression. Buyers have already judged your home before they walk through the front door. So, it’s important that you make people feel welcome, warm and safe as they approach your home. Curb appeal is everything, so sprucing up the landscaping will go a long way. You will typically get a 100% return on the money you put into your homes curb appeal. Make your entry way warm and inviting by adding a small bench, a console table with some fresh cut flowers in a vase.

Now that you have completed the list on how to prepare your home for the market, allow us to help list it for you. We at Sloan Realty take pride in being your realtor and hope that we can help you find a new home in the process of selling yours. 10 Questions Every Buyer Should Ask Prospective Realtors

When it comes to buying a new home you will want to have a compatible Realtor on your side working on your behalf to find you that perfect home. Choosing a Realtor doesn't have to be a complicated process but just as you’ll look at various houses to find the perfect one to call home, so should you interview various real estate agents. You’ll know when you find the right one because it will be a good fit from the start and they will listen closely to what you want and don’t want.

Following are 10 important questions you should be sure to ask your prospective agent. The answers may vary but it's up to you to decide whom you feel most comfortable with.

1. How long have you worked in this area selling real estate? Is this your full-time job?
2. Are you a Realtor, an agent or a broker? Please explain the differences to us.
3. How many homes did you and your agency sell in the past year?
4. How close to the asking price were the homes that you sold?
5. Will you be advising us on what is an acceptable vs. a non-acceptable offer?
6. Can we trust you to work with us right through the closing?
7. Will you be able to recommend other service providers that we will need – home inspectors, mortgage companies, contractors?
8. What is your own personal business philosophy when it comes to helping families with buying and selling real estate?
9. What types of specific techniques and approaches will you use to find us a home?
10. Will you provide us with the names and phone numbers of recent clients you’ve worked with who have agreed to be references?

At Sloan Realty we believe the answers you’re given to these 10 questions will help you in choosing a Realtor to be in your corner when it comes to buying your next home. We’d love to be that Realtor and would be happy to talk with you about what you’re looking for. Please feel free to call us at 843-449-0835 or 1-800-476-1760.

What Are Your Family's Favorite Holiday Traditions?

There are probably as many annual holiday traditions as there are families in this country. But when was the last time you considered adding new ones or letting some of the older, less interesting ones fall by the wayside? Many traditions are set up by a generation of people long ago so ask yourself what tradition has your generation added to the family?

Some traditions seem like they’ve been around since the beginning of time. And indeed they have! Eating turkey for Thanksgiving is an example of a tradition that is nationwide in this country. There are also family traditions for the whole family that includes the grandparents. But perhaps you’ve started your own new traditions for your immediate family that will be handed down to your children. If you haven’t, this is a great year to start!

What’s Your Most Favorite Holiday Tradition?

Many families will make gingerbread cookies or a decorated gingerbread house each holiday with the children. This is an age-old tradition that only some families participate in. Others will make a variety of Christmas cookies to share with neighbors, family and friends.

A newer tradition is to set up luminaries on Christmas eve to help Santa find his way to your house. Families line the pathway to their house with lit tea candles placed into paper bags before going to bed.

A favorite among probably all families with children is to leave milk and cookies out on a plate for Santa. He used to come down chimneys but now with so many homes not having fireplaces, he often resorts to using the back door with his magical key. But you can be sure he always looks for that plate of cookies!

What’s Your Most Favorite Holiday Tradition?

Putting up a Christmas tree is another popular tradition that has changed every year that goes by. From tiny 4” pre-decorated trees to 12’-14’ live trees, the only limitation on the tree is the size of the room you’re putting it in. Some people opt for artificial trees to avoid the mess a live tree can make. Trees come in traditional green, silver, white, blue, red – you name it! Others go even greener and decorate a house plant they already have. No matter what you use, it’s the reason for the season that matters most of all.

Christmas caroling is an age-old tradition for many families. Thanks to the Internet now you can print out the words to any Christmas carol. Families gather together in the living room or walk the neighborhood with flashlights while singing popular carols together.

What’s Your Most Favorite Holiday Tradition?

All of us at Sloan Realty encourage you to think about how you can start a new tradition for your family this year. Merry Christmas to all!

How You Can Sell (or Buy) Before Year End

Many people know that spring is a peak season for buying or selling a home. But did you know when the second peak season is?

Autumn is a runner up to spring as the peak season when it comes to buying and selling Myrtle Beach real estate. It’s an attractive time to put your home on the real estate market and buyers are anxious to purchase before winter.

The majority of potential buyers to this area during the autumn months are retirees, singles and others without children. Home sales at this time of the year seem to be processed faster. Most likely because everyone wants to close before the holiday season arrives and the year ends.

If you’ve decided to put your home on the market in hopes of selling before year end following are some great tips that can help with that. Call us at Sloan Realty and we can make other suggestions to help.

1. Clean Sells, Dirty Doesn’t
Because it takes dirty homes longer to sell we recommend taking steps to make your house look better than it ever has. If you don’t have the tools to power wash your home, walkways, decks, windows and gutters, we recommend hiring a company to come in and do that before listing your home.

2. Eliminate the Clutter
Clear up all the leaves and other debris that can blow in with the wind at this time of year. Mow and edge both your front and rear lawns so they look neat. If you’d rather, hire a landscaping company to come in once and do it for you. Be sure your entryway and the house and garage is free from random knick-knacks, bicycles and toys that can make your home appear cluttered.

3. Autumn Curb Appeal
If your home’s exterior looks drab, consider painting it a warm color, planting Autumn flowers, or placing pumpkins strategically along your walkup to accent your home with color. Do this before you list! Potential buyers will make a quick judgment as soon as they lay eyes on your home. Keep fall decorations to a tasteful minimum. Compost any rotting pumpkins or dead mums. Make sure the paths and entryways are well lit for nighttime showings.

4. Warm and Cozy Appeals
Warm up your home with a fresh coat of paint and set the thermostat at a comfortable temperature. Turn the porch lights on as the days get shorter to present a welcoming presence.

During the daytime, open blinds and curtains so plenty of light illuminates the home's inside. Buy new throw pillows in a color like red, orange or golden yellow to breathe new life into a drab sofa.

Well-chosen embellishments can give potential buyers the impression you've paid attention to the smaller details of the home. Remember, there's nothing wrong with trying to temp buyers with the comforting aroma of a just-baked apple pie or banana bread to leave a lasting impression. To take it over the top, set some out on the table with plates, forks and napkins. Add a little sign that says “Welcome! Help yourselves!”.

Whether you’re shopping for a home or want to sell your present one, we can help. At Sloan Realty we’re professionals in the Myrtle Beach real estate market and surrounding areas.
